What Is a Level 3 Survey?
This is the most detailed Survey report available. An RICS standards compliant Level 3 Survey including a thorough inspection of the property and a more highly detailed report with photos. The report gives you professional advice to guide you on the following:
Help you make a reasoned and informed decision when purchasing theproperty, or when planning for repairs, maintenance or upgrading.
Detailed advice on condition
Describes identifiable risks of potential or hidden defects
Proposes the most probable causes of defects based on the inspectionand
Where practicable and agreed, provide a broad estimate of costs.
Level 3 Surveys are typically used for:
Older and Listed buildings
Terraced, semi-detached and detached
Unusual construction
Those in poor repair already
Those significantly altered and extended
This level is provided where a deeper understanding of the building construction and condition is essential. The report includes consideration of local environmental factors and describes the type of construction and materials used. It rates the condition and provides an assessment of the relative importance of the defects. It includes advice not only on defects but often on common issues found with differing construction methods and materials. Repair and further investigation options are advised with overall cost guidance where appropriate.
