Understanding RICS Regulation

The RICS regulates all aspects of a Chartered Surveyor’s business to ensure high standards are continually maintained by its members. Regulation includes training, ethics, professional indemnity insurance and business skills. Chartered Building Surveyors must complete Continuous Professional Development (CPD) each year to keep their skills up to date.

FAQs

Find answers to common questions about our surveying services

What is a survey?

A survey is a detailed inspection of a property to assess its condition and value. It helps identify any issues that may need addressing. This information is crucial for buyers and owners to make informed decisions.

Do I really need a survey?

A property is likely the most expensive purchase you’ll ever make — and even seemingly sound buildings can hide costly issues. A survey gives you an independent, professional view of the property’s condition, helping you avoid nasty surprises and often giving you grounds to renegotiate the price.

If you’re unsure which type of survey to choose, please read our complete guide here or get in touch - we’re happy to advise based on the age, type, and condition of the property you’re buying.

What types of surveys do you offer?

We offer RICS Level 2 and Level 3 surveys, drone roof inspections, and commercial surveys. Each type is tailored to meet specific needs, whether for residential or commercial properties. Our aim is to provide clarity and thoroughness.

Who will carry out my survey?

Every survey is carried out personally by Alec Roxburgh, a Chartered Surveyor with over 30 years of experience. You’ll deal directly with him from start to finish.

Are you regulated?

Yes — 7H Chartered Surveyors is fully regulated by the Royal Institution of Chartered Surveyors (RICS), which ensures high standards, ethics, and continuous professional development.

What types of properties do you work on?

We survey everything from 1930s semis and Victorian terraces to industrial units, modern flats, listed buildings, and commercial premises.

Do you offer valuations?

No, we don’t currently provide formal valuations — but we can often refer you to a trusted RICS valuer if needed. Please see the full list of 'Other Services'

How long does a survey take?

Site visits usually take between 2–4 hours, depending on the size and complexity of the property. Reports are typically delivered within a few working days.

Can I speak to Alec before booking?

Of course — we’re happy to answer any questions you have. Just drop us an email or give us a call.

Do you provide advice after the survey?

Yes. We’re happy to clarify anything in your report or discuss next steps, especially if you’re unsure how to proceed after receiving the findings.

Do you offer Level 1 surveys?

Level 1 surveys provide only a basic overview of a property’s condition and are rarely detailed enough for most buyers. At 7H, we focus on Level 2 and Level 3 surveys, which offer much more useful information — especially if you want to understand any potential issues before you buy.
