Defects Analysis Reports

We provide detailed reports on individual building defects — from damp and cracking to structural movement and water ingress. These visual inspections are ideal when advice is only needed on 1 or a few issues, rather than a whole property report. Each report is entirely bespoke but typically outlines the cause, implications, and recommended options for repair or redress. This is a core area of expertise for 7H Chartered Surveyors and is regularly used by both individual homeowners and commercial clients.

Dilapidations

We prepare comprehensive Schedules of Dilapidations for commercial properties. All schedules comply with the latest RICS guidelines and include supporting photographs, plans, and optional costings if required. Whether you are a landlord or tenant, we can help clarify obligations and support negotiations.

Schedules of Condition

Our Schedules of Condition record the existing state of a property before a lease or project begins. It is strongly recommended to have a Schedule of Condition for any new lease or tenancy agreement- commercial or residential. They help protect all parties from future disputes. We provide thorough documentation backed by extensive photographic evidence to minimise risk and misunderstanding. Schedule costs can invariably be recovered from or split with incoming tenants.

Building Conservation

7H Chartered Surveyors takes great pride in the depth of knowledge and experience we have with Listed Buildings and building conservation. Building conservation is a sensitive issue which attracts a great deal of attention from local councils and the public alike. Managing conservation work requires close liaison with numerous regulatory bodies and specialist contractors.

7H Chartered Surveyors are members of SPAB –The Society for the Protection of Ancient Buildings which is considered the authority on building conservation and restoration matters in the UK- consulted by government bodies, Councils and building professionals throughout the country.

Expert Witness Services

7H Chartered Surveyors can provide Expert Witness services. These usually take the form of providing skilled and knowledgeable evidence on specific defects; their causes, responsible parties, solutions and costs. These specialist reports conform with all RICS  and Civl Procedure Rules (CPR) requirements.

Maintenance Program Schedules

We help owners and property managers plan for the future with tailored maintenance schedules. These outline what needs attention and when — helping prevent unexpected costs, protect asset value, and manage upkeep in a structured way. Ideal for estates, schools, commercial blocks or long-term owners.

Building Health & Safety Matters

We advise on health and safety compliance relating to the built environment — including safe access, repair hazards, and alignment with current legislation. Whether you’re an employer, landlord, or duty-holder, we’ll help ensure your building meets legal obligations and protects its users.

Party Wall & Boundary Matters

Building work to party walls between adjoining buildings requires specific legislation and procedure to be followed and is a statutory requirement.  Without this, you may be unaware of your rights and obligations and may be building illegally. Without implementing party wall procedures, projects can be delayed extensively and costs rise exponentially. 7H regularly provides professional Party Wall advice and guidance through all the Party Wall Act procedures.

General boundary clarification advice is also provided regularly.

Valuation Advice

Distinct from construction and repair cost advice, we do not provide formal valuations, but we work closely with trusted local RICS valuers who can provide market, probate or other valuation service where required. If this is something you need alongside your report, we’ll be happy to coordinate with a suitable expert on your behalf.

Reinstatement Cost Estimates

Reinstatement Cost Estimates for buildings insurance are often required alongside building purchases or for updating existing assessments.  These require us to keep additional insurance cover so attract additional fees.  We are experienced in assessing most building types.
Other Services

Drone Camera Surveys

Drone cameras are a quick and cost effective way to inspect the higher parts of buildings, roofs and chimneys which can be difficult and potentially dangerous to reach. In the past close inspection of these was only possible by long ladders or mobile platforms. Both of these have their risks, access problems, lead times and high associated costs: drone surveys are significantly lower cost. They are routinely included in a Level 3 Survey but can be included at any level, undertaken for specific defects or general maintenance concerns. These reports include photos or video and accompanying analysis and recommendations.



Drone surveys are subject to weather conditions and sometimes local flying restrictions. We are happy to re-book if weather is a factor on the day. We are fully insured and licensed with the Civil Aviation Authority (CAA) and compliant with CAA rules for commercial drone use.

Can I request a report for just one specific issue?

Yes — if you’re concerned about a single defect (like a crack, damp patch, or movement), we can carry out a focused inspection and provide a clear, standalone Defects Analysis Report.

Do I need a Schedule of Condition for a short-term lease?

We recommend it for most leases, regardless of term. It helps avoid disputes later on by documenting the property’s condition before you take possession — especially useful for commercial tenants.

Can you act as a Party Wall surveyor for both sides?

Sometimes — if both parties agree, we can act as the Agreed Surveyor under the Party Wall Act. Otherwise, we’re happy to act for just one side and liaise with the other’s appointed surveyor.

Do you provide cost estimates for repair works?

Yes — in many cases, particularly in dilapidation schedules or defects reports, we can include costed estimates to help you plan or negotiate more effectively.

Can you help with listed buildings or conservation areas?

Absolutely. We have significant experience with historic and listed buildings and are SPAB members. We’ll work with the appropriate local bodies to ensure any advice or work aligns with heritage requirements.
