What Is a Level 2 Survey?
This Survey is suitable for most standard construction houses. An RICS standards compliant Level 2 Survey including an inspection of the property and a succinct report with photos. The report gives you professional advice to guide you on the following:
To make an informed decision on whether to go ahead with buying the property or planning repairs and maintenance
Repairs or replacements the property needs
To consider what further advice you should take before committing to purchase.
Level 2 Surveys are the most common required and typically for:
19th and 20th century houses
Terraced, semi-detached and detached
21st century houses of any type
Flats
This Survey gives a basic description of construction but the focus is on finding defects. It is simply laid out to clearly identify defects found and further investigations required. Some guidance on future risks is given where appropriate.

Each element of the property is rated using the RICS traffic-light system to show what needs attention and what is in good condition.
